Pedagogy

Rent indexation, explained like to a neighbour over a coffee.

The principle

Track the cost of life, not the market.

Indexation tracks official inflation. For the landlord: the value of the rent is preserved. For the tenant: no arbitrary increase.

The health index

Inflation, without tobacco or fuel.

Statbel publishes this index monthly, excluding volatile products. It is this index — and only this one — that applies to residential leases.

The golden rule

Once a year, on the anniversary date.

A lease can only be indexed once a year, at the earliest on the anniversary of its entry into force — and only on written request.

Legal framework

Three regions, three rule sets. We handle it.

FAQ

Your questions, our answers.

Can the landlord apply indexation retroactively?
+−

Yes, but only for the past three months. Beyond that, they lose the right to claim the difference.

Is rent indexation mandatory?
+−

No, it is a right of the landlord, not an obligation.

What if my landlord's calculation differs from yours?
+−

The formula is public and identical for everyone. The justice of the peace settles disputes at low cost, without a mandatory lawyer, if needed.

My EPC rating is unknown — what should I do?
+−

In Brussels, no indexation is due without an EPB certificate provided to the tenant: have one issued. In Flanders no EPC is required, but without one the strongest correction factor applies to leases that took effect before 1 October 2022. In Wallonia the certificate is not a general condition to index, but a dwelling without one that was concerned in 2022-2023 remains under the adapted-rent method.

What if my lease was signed before 2022?
+−

Those are precisely the leases for which the certificate matters. In Brussels (lease in force before 14 October 2022, EPB E, F or G) and in Flanders (before 1 October 2022, EPC D, E, F or no EPC), the indexed rent is multiplied by a correction factor. In Wallonia, leases with EPB D to G or no certificate that had an anniversary between 1 November 2022 and 31 October 2023 follow the adapted-rent method. More recent leases are indexed at 100%.

Is my data stored?
+−

No data is stored. Calculations transit through our API and are neither logged nor associated with your identity.
