Expected average increase in 2026
After the 2022-2023 inflation peak (when the health index climbed by +9 % in one year), the evolution returned to a more moderate pace in 2024-2025 (~2-3 % annually). In 2026, the pace picks up slightly again: in August 2026 the health index (140.30) stands about 3.4 % above that of August 2025 (135.64).
Worked example (rent 850 €, lease signed and entered into force on 1 July 2025, indexation on 1 July 2026):
June 2025 index: 135.04 — June 2026 index: 139.08
850 × 139.08 ÷ 135.04 = 875.43 €, i.e. +25.43 €/month (ordinary formula)
Regional rules in force in 2026
Wallonia: ordinary formula (adapted method for capped EPC D-G)
The EPC capping window ended on 31 October 2023. In 2026, Walloon leases follow the ordinary formula (art. 26 of the decree of 15 March 2018) — except leases with EPC D-G or no certificate that were capped in 2022-2023, which remain subject, until the end of the tenancy, to the special method of the decree of 19/10/2022 (calculation from the adapted rent). Indexation possible for written, registered leases.
Brussels: EPC correction factor for leases in force before 14/10/2022
For leases that entered into force before 14 October 2022 with an EPC E, F or G, the full indexed rent is multiplied by a correction factor (E ≈ 0.945 to 0.990; F-G ≈ 0.891 to 0.980, depending on the anniversary month — art. 224/2, § 1/2 of the Brussels Housing Code). EPC A to D and more recent leases: 100 %. In every case: a registered lease and an EPC certificate provided to the tenant. Example: 850 €, lease signed on 10 May 2019 and entered into force on 1 June 2019, EPC E, indexed on 1 June 2026: ordinary formula = 1,085.86 €; × 0.972124068 = 1,055.59 €.
Flanders: EPC correction factor, no end date
The decree of 3 October 2022 (art. 4, applicable since 1 October 2023) provides a correction factor for contracts that entered into force before 1 October 2022: EPC D ≈ 0.945 to 0.980; EPC E, F or no EPC ≈ 0.891 to 0.960. EPC A+ to C and more recent contracts: 100 %. Label G does not exist in Flanders and no EPC is required to index. Same lease as in Brussels, EPC E (in Flanders the starting index is that of the month before entry into force): ordinary formula = 1,086.76 €; × 0.944248135 = 1,026.17 €.

Cumulative history for leases that ran through 2021-2026
For a lease signed and entered into force on 1 June 2021, indexed on 1 June 2026 (May 2021 index: 110.99; May 2026: 139.22), the cumulative indexation over 5 years reaches about +25 % with the ordinary formula, before any EPC correction factor. This is the cumulative effect of post-Covid inflation (especially 2022-2023).
- Initial rent 800 € in June 2021 → 1,003.48 € in June 2026
- Initial rent 1,200 € in June 2021 → 1,505.22 € in June 2026

Frequently asked questions — 2026
What is the average rent indexation in 2026? + −
In August 2026 the health index (140.30) stands about 3.4 % above that of August 2025 (135.64), far below the 2022-2023 peak. Example with the ordinary formula: a rent of 800 €, lease signed and entered into force on 1 June 2025, indexed on 1 June 2026 (May 2025 index: 134.54; May 2026: 139.22), rises to 827.83 €, i.e. +27.83 €/month.
Have all 2026 indexes already been published? + −
Statbel publishes the monthly index around the 26th of the month. To calculate an indexation on anniversary date X of 2026, you therefore need the index of month X-1, which is only available ~26 days later.
My 2026 lease starts with which base? + −
Base 2025 = 100. A new statistical base entered into force on 1 January 2026 for new leases. Pre-existing leases continue with their original base (1988, 1996, 2004, 2013).
Does the EPC matter in 2026? + −
Yes, in all three regions, but only for the oldest leases: correction factor in Brussels (EPC E, F or G; leases that entered into force before 14/10/2022) and in Flanders (EPC D, E, F or no EPC; contracts that entered into force before 1/10/2022); special adapted-rent method in Wallonia for leases with EPC D-G or no certificate that were capped between 1/11/2022 and 31/10/2023.
