Calculate your 2026 indexation
The calculator above is preconfigured for 2026 indexations. Enter the lease's signature date and entry-into-force date, your initial rent and the property's energy class. The regional EPC correction factor is applied automatically where applicable.
Both dates matter: the starting index is that of the month preceding the signature in Brussels and Wallonia, but that of the month preceding the entry into force in Flanders for leases concluded since 1 January 2019.
Reminder: indexation takes effect on the anniversary of the lease's effective start date (not the signature). You must notify the tenant in writing.
Average increase 2026
The increase depends on the lease's anniversary month. Over twelve months, the health index rose by about 2.2% in December 2025 (136.69 versus 133.73) and by about 3.4% in August 2026 (140.30 versus 135.64, the latest published index).
- €800 lease signed and in force on 1 January 2025: 800 × 136.69 ÷ 133.73 = €817.71 on 1 January 2026 (+€17.71 per month).
- €800 lease signed and in force on 1 September 2025: 800 × 140.30 ÷ 135.64 = €827.48 on 1 September 2026 (+€27.48 per month).
For a first indexation after one year, these amounts are identical in all three regions.
Regional specifics in 2026
- Wallonia: ordinary formula, except for leases with EPC D to G or no certificate that had an anniversary between 1 November 2022 and 31 October 2023 (special method of the decree of 19 October 2022, applied automatically)
- Brussels: correction factor for leases that entered into force before 14 October 2022 with EPC E, F or G; a registered lease and an EPC certificate provided to the tenant are required to index
- Flanders: correction factor (decree of 3 October 2022) for contracts that entered into force before 1 October 2022 with EPC D, E, F or no EPC; no EPC is required to index

Which index base does my 2026-signed lease use? + −
Base 2025 = 100. A new Statbel series came into force on 1 January 2026 for new leases. Older leases keep their original base.
What is the average indexation in 2026? + −
It depends on the anniversary month. Over twelve months, the health index rose by about 2.2% in December 2025 (136.69 versus 133.73) and by about 3.4% in August 2026 (140.30 versus 135.64). For an €800 lease signed and in force on 1 January 2025, the indexed rent on 1 January 2026 is €817.71; for a lease signed and in force on 1 September 2025, it is €827.48 on 1 September 2026.
When will the index for my 2026 anniversary month be available? + −
Statbel publishes the monthly index around the 26th of the month. To calculate an indexation on your anniversary date in 2026, the index for the previous month must already be published — that is ~26 days after the start of that month.
