In short (2025): in Wallonia, the EPC limitation period had ended on 31 October 2023. 2025 indexations followed the ordinary formula — except leases rated EPC D to G or without a certificate that were limited in 2022-2023, indexed under the special calculation method. Health index: 133.73 in December 2024, 136.69 in December 2025 (+2.2%).

Example: Walloon rent of €750, lease signed on 12 August 2021, effective 1 September 2021, indexed on 1 September 2025. Starting index: July 2021 = 112.18; new index: August 2025 = 135.64.

  • EPC B (ordinary formula): 750 × 135.64 ÷ 112.18 = €906.85
  • EPC D (special method): adapted rent of €852.66 on 1 September 2023 (75% of the increase between €826.89 and €861.25), then 852.66 × 135.64 ÷ 128.82 = €897.80

Note: retroactivity for a forgotten indexation is strictly limited to 3 months (art. 57 of the decree of 15 March 2018). A 2025 indexation you discover today can no longer be claimed for the period before the 3 months preceding your request.

The limitation period had ended (31 October 2023), but leases rated EPC D to G or without a certificate that had an anniversary in it remained subject to the special calculation method of the decree of 19 October 2022 (indexation calculated from the adapted rent). Leases rated EPC A to C, and all leases that took effect on or after 1 November 2022, followed the ordinary formula at 100%.
