Rent indexation in Brussels in 2025
Historical archive. In 2025, an EPC correction factor still applied to leases that entered into force before 14 October 2022 (EPC E, F and G). For more recent leases and EPC A to D: ordinary formula at 100 %.
In short (2025): in Brussels, two parallel regimes: leases that entered into force before 14/10/2022 → correction factor for EPC E, F and G; leases that entered into force on or after 14/10/2022 → ordinary formula at 100 %, all classes.
Health indexes 2025 (Brussels = national, single index)

EPC correction factors applicable in 2025 (leases in force before 14/10/2022)
Leases taking effect from 14/10/2022: 100% all classes. A registered lease and a valid EPB certificate provided to the tenant are required to index. Different percentages applied during the 2022-23 window.
These correction factors were still in force in 2025 (ordinance of 13 October 2023, applicable since 14/10/2023 — art. 224/2, § 1/2 of the Brussels Housing Code) and remain so in 2026. The factor depends on the anniversary month of the lease's entry into force and multiplies the full indexed rent.
Average increase 2025 in Brussels
Example for a Brussels rent of €950, lease signed on 10 May 2019 and entered into force on 1 June 2019, indexed on 1 June 2025 (April 2019 index: 108.98; May 2025: 134.54) — ordinary formula = €1,172.81:
- EPC B (100 %): €1,172.81
- EPC E: €1,172.81 × 0.972124068 = €1,140.12
- EPC G: €1,172.81 × 0.944248135 = €1,107.42
- Lease that entered into force on or after 14/10/2022 (regardless of EPC): 100 % — for example €950, lease signed on 15 November 2022 and entered into force on 1 December 2022, indexed on 1 December 2025: €1,013.65

Frequently asked questions — Brussels 2025
Did the EPC apply in Brussels in 2025? + −
Yes, for leases that entered into force before 14 October 2022 with an EPC E, F or G: the correction-factor regime, in force since 14 October 2023, still applied in 2025. EPC A to D and more recent leases: indexation at 100 %.
Which coefficients applied in 2025? + −
EPC A to D: 100 %. EPC E: correction factor of about 0.945 to 0.990; EPC F-G: about 0.891 to 0.980, depending on the anniversary month of the lease's entry into force. The factor multiplies the full indexed rent (our calculator automatically applies the official value).
My Brussels lease was indexed in 2025, how to verify? + −
Use our Brussels calculator. Enter the signature date, the date of entry into force and the year 2025 — it automatically applies the correction factor in force on that date.
My lease has EPC G: no indexation possible in 2025? + −
No: the ban on indexing EPC F and G dwellings belonged to the temporary limitation (14/10/2022 to 13/10/2023). In 2025 an EPC G dwelling could be indexed (registered lease and EPC certificate provided to the tenant), but for leases that entered into force before 14/10/2022 the full indexed rent was multiplied by a correction factor (≈ 0.891 to 0.980). Example: €950, lease signed on 10 May 2019 and entered into force on 1 June 2019, EPC G, indexed on 1 June 2025: ordinary formula €1,172.81 × 0.944248135 = €1,107.42.
